Greenacres Heritage Villa – Terms & Conditions for a Perfect Stay
Welcome to Greenacres Heritage Villa! Before booking with us, we kindly ask that you review our Terms & Conditions to ensure a smooth and enjoyable experience during your stay. By making a reservation with us, you agree to abide by these terms.
1. Booking Policy
- Minimum Stay Requirement: A minimum stay of 3 nights is required for all bookings.
- Payment Methods: We currently accept payments exclusively via PayPal. We do not support payments via credit or debit cards or through other approved online payment methods at this time.
- Booking Confirmation: Your booking will only be confirmed upon receipt of the full payment via PayPal. Kindly note that failure to make the payment within the designated timeframe may result in the cancellation of your reservation.
2. Cancellations & Refunds
Our cancellation and refund policy is designed to offer flexibility while protecting the interests of both the guest and the villa. After reviewing similar Sri Lankan villa and bungalow policies, we have established the following guidelines:
- Cancellations made 30 days prior to check-in: A full refund will be granted (minus PayPal transaction fees, if applicable).
- Cancellations made between 14 to 29 days prior to check-in: A 50% refund of the total booking cost will be issued.
- Cancellations made less than 14 days before check-in: No refund will be provided.
- No-shows or Early Departures: No refunds will be given for no-shows or early departures after check-in.
We strongly encourage guests to notify us as soon as possible if they need to cancel or modify their booking.
3. Check-in and Check-out
- Check-in: Guests can check in after 12:00 PM on the day of arrival.
- Check-out: Guests must check out before 11:00 AM on the day of departure.
We appreciate your understanding in adhering to these times to ensure that our villa is ready for the next guests. Early check-in or late check-out may be accommodated based on availability but must be arranged in advance.
4. Villa Rules & Responsibilities
- Occupancy: Please adhere to the maximum occupancy limit as stated in your booking confirmation.
- No Smoking: Smoking is strictly prohibited inside the villa.
- Pets: Pets are not allowed on the property.
- Damages: Any damage caused to the villa or its contents must be reported immediately. The cost of repairs or replacements will be charged to the guest.
5. Liability
Greenacres Heritage Villa is not responsible for any loss, injury, or damage to guests or their belongings during their stay. We recommend obtaining travel insurance to cover any unforeseen circumstances.

7. Housekeeping & Additional Services
At Greenacres Heritage Villa, we provide housekeeping once a week, which includes room cleaning and bathroom cleaning. If you require additional cleaning services outside of this schedule, please note that extra charges will apply.

We strive to accommodate special dietary requirements; please include any preferences or restrictions in your meal request form.
Should you require any additional services such as laundry, transportation, or activity arrangements, our villa team is happy to assist. Simply notify us of your needs, and we will make every effort to meet them.
8. Changes to Terms
Greenacres Heritage Villa reserves the right to update these Terms & Conditions at any time without prior notice. The updated version will be available on this, and it is your responsibility to review the terms before making any new booking.
